Working and warehousing combined

TRIACON Parc+ means more office space and more storage for you. Adding an extra floor to the existing one-storey building expands the office area by around 300 square metres – and a neighbouring pitched roof warehouse will soon be adding extra storage capacity to the TRIACON Parc offering.

Position + advantages

Central. TRIACON Parc is located very close to the Braunschweig-Wolfsburg research airport transport hub, the technology park and the Technische Universität Braunschweig, and enjoys excellent national transport connections via the A2 towards Berlin and Hanover (six minutes), the A39 towards Kassel and Wolfsburg (10 minutes) and Braunschweig's central railway station (12 minutes).

Braunschweig's city centre can be reached in just 10 minutes, either by public transport (nearest stop 4 minutes away) or via the network of cycle paths with its direct connection to the park.


Variable. The added storey of office space provides 295.27 m² on the first floor, consisting of office units of between 9 and 22 m² available to let individually.

Comfortable. The steel framed warehouse with an overall surface area of 525 m² consists of six rental units of 87.5 m² or 80 m² (rough dimensions: 7 m wide, 6 m high, 12.5 m deep). 
Each unit is accessed via its own sectional door measuring 3.20 m x 3.20 m.

Layout options

Flexible. The office spaces are available to let individually, in groups or as a complete package. A shared meeting room and kitchenette ensure a cooperative atmosphere. The premises are fitted out to modern standards, covering all requirements.

The storage areas are accessed via individual sectional doors, each with integrated wicket door. The units share a bathroom area. We offer a range of optional facilities and equipment such as a variety of security standards (e.g. video surveillance, secure entry and exit).

Other features

Cabled. Offices can be easily fitted out thanks to cable conduit at rail height and double network points at each workspace with integrated Cat 7 cabling. 

Environmentally sound. Additional office storey added using sustainable construction methods (internal thermal insulation, thermal insulation composite system, insulated windows)


Connected. Customer and employee parking spaces adjoining the property.
